Edmund Street, Camberwell

Big and bright ground floor modern apartment of 872 square feet, with its own front door, a private patio (which wraps the flat's external walls), a long lease, two double bedrooms and two bathrooms - one is an en suite.

The property has been owned just once from new. It is an excellent live-in or let-out home to own, and the location is a strong one. You are super close to Burgess Park (which has seen great investment). Walk 5-10 minutes to central Camberwell, or circa 20 to central Peckham.

A wide hall from your own front door offers a pleasing welcome. On your left is a huge and double-aspect reception/dining room/kitchen, of over 21 feet by over 18 feet. Smart kitchen units impress - there are plenty of these, and you have a good amount of worktop space, too.

Take a right from the hall and you’ll find your first bedroom - of over 14 feet by over 9 feet, with a neat en suite shower room.

A couple of large built-in cupboards are welcome features in the hall space.

At the top of the hall on your left is the second bedroom - of 15 feet by over 9 feet. And finally, to your right, is the property’s main bathroom, with a modern white suite and over-bath shower, heated towel rail, concealed plumbing, and a large mirror.

Your local green space is Burgess Park. A large one at 140 acres, it hosts a lake, tennis courts, cafes, and a large number of listed buildings - remnants of the streets which once occupied the site: an early 19th century lime kiln, the Passmore Edwards library (with local icon: the Camberwell Beauty butterfly mosaic), and former almshouses in Chumleigh Gardens, too.

There are loads of useful bus routes on Southampton Way, Camberwell Road and Camberwell Church Street, to Elephant & Castle or Oval tube stations and beyond.

Out and about? Most locally you have a Puregym and a useful Tesco store. Both of your local town centres have lots on offer including (in SE5) South London Gallery, TOAD bakery, Forza Win, Veraison Wines, Little Cellars, Hermits Cave and The Camberwell Arms.

In SE15, check out Bellenden and Choumert Roads, Blenheim Grove and trendiest Rye Lane - with rooftop bars, cinema and great restaurants. Examples are Ganapati, Levan, The Begging Bowl, Artusi, Miss Tapas and Mr Bao.

Beyond Burgess, you can also stroll to Brunswick Park, Lucas Gardens and Ruskin Park. Myatt’s Fields and Peckham Rye Parks are just a little further.

Local leisure options include Camberwell leisure centre (with Victorian lane pool) on Artichoke Place, and Zen Yoga Studio on Camberwell Grove - next to Butterfly Tennis Club.

For more options, Kennington, Brixton, Herne Hill, Dulwich, New Cross and Deptford are an easy bus ride or cycle.
